Housing decree reaches the Council of Ministers: temporada leases move into the LAU

On 28 July the government presents the decree-law that for the first time brings seasonal "temporada" leases into the LAU: a 12-month maximum and a written, documented cause — without one, reclassification as a regular housing lease with a 5-year extension (7 if the landlord is a company). It also equates room rentals with regular housing leases, sets 21% VAT for tourist rentals and imposes mandatory extension of contracts expiring before June 2028. Still subject to parliamentary support; not yet in the BOE.
